Questions homeowners ask before they sign
What does the estimate include?
A walkthrough of the house, then a written scope with a fixed price for the work described, line by line. Permit fees and allowances sit on their own lines so you can see what the city charges and what is still to be chosen. Nothing is priced from a photo.
How firm is the price?
The number on the estimate is the number on the contract. It moves only when the scope moves, and the scope moves only on a written change order you sign before the extra work starts.
Who pulls the permits?
We do, in our name, and we meet the inspector. The schedule you get has the inspection days on it, because a missed inspection is the most common reason a job slips a week.
How do you protect the rest of the house?
Zipper walls and plastic at the work zone, floor protection on the path in, a filter on the return air while we are cutting, and a sweep at the end of every day. The rooms we are not touching stay the way you left them.
When do I pay?
A deposit to hold the start date and order long lead materials, progress payments tied to milestones named in the contract, and the final payment after the walkthrough, once every item on the punch list is closed. Never the full amount up front.

Every job runs on paper before it runs on site. You get a scope, a price and a calendar before demolition day, and if something changes later it changes on paper first. The crew that starts your house finishes it, and the electricians and plumbers we bring in are the same ones we have worked with for years, covered under our insurance while they are on your property.
Selections happen early. Cabinets, tile, fixtures and finishes are narrowed to what fits the budget and the house, then locked in before the first wall comes down, so a backordered faucet never holds up a kitchen. At the end we walk the finished work together with the punch list in hand and hand the space back only when you sign it off.
